Burley Browne scores hat-trick as investors compete for industrial units

Commercial property consultancy Burley Browne has completed a hat-trick of sales of industrial buildings in the West Midlands.

Properties in Birmingham, Lichfield and Walsall have been acquired by investors as demand for industrial investment opportunities across the region remains strong, according to Burley Browne senior associate director Ben Nicholson.

urley Browne successfully disposed of a freehold premises at Greetings House on Bescot Crescent in Walsall.

he building comprises a substantial warehouse/industrial building extending to nearly 80,000 sq ft over two levels, together with external yard and parking. It has been acquired by Birmingham-based real estate company Greybrooke Group which plans to refurbish the property.

Ben commented: “Greetings House offered a unique opportunity to acquire freehold commercial premises positioned on a prominent corner plot in a well-established industrial location.  The sale was concluded within a short timescale and reflected a good example of excellent communications between all parties in order to achieve a successful disposal. he Sutton Coldfield-based company also confirmed the sale of Unit 6, Phoenix Business Park, Avenue Road in Nechells, following a successful marketing campaign which generated a high number of enquiries. 

An undisclosed offer in excess of the quoted asking price was achieved for the building which comprises an end of terrace warehouse unit situated on a popular business estate on the outskirts of Birmingham city centre. It has been acquired by a private individual for their own business.

Burley Browne also concluded the sale of the former Abrasive Technology building, Greenhough Road, Lichfield, to an unnamed private investor.  The building offered a unique and rare opportunity to acquire freehold premises on the outskirts of Lichfield city centre. 

It was offered with full vacant possession and generated competing bids which required a best and final bids process, with a sale price achieved in excess of the quoted asking price. Burley Browne has been retained as letting agent and is in discussions with interested parties.

The premises extend to a total floor area of 7,625 sq ft incorporating two storey offices to the front, together with ample parking to the front and side elevation, including a small yard.
